Just back from almost 3 months of cruising the west coast of BC, Wildfire is rigged and ready to go on your next adventure.  Over the last few years the owners have updated to ensure safe and comfortable cruising, perfect for a couple or a small family.

The boat features wheel steering, Raymarine autopilot, Signet Marine depth sounder, forced air heat, a fridge and a well maintained Yanmar 2GM diesel with just under 2400 hours.

The mainsail is new, and the sail suite includes a 120% furling jib, a 140% furling jib, a spinnaker, a cruising spinnaker, and a wind seeker. Most of the running rigging is new, and includes a spinnaker pole and spinnaker gear.  There’s a new 10kg Rocna anchor, with 50 ft. of chain and 150 ft. of rode.

In the gallery you’ll find pressure water to the sink, a DC powered fridge as well as an icebox. The Force 10, 2 burner stove and oven is gimballed.  Wildfire sleeps five, with 2 in the v-berth, there are 2 single settee berths, as well as a pilot berth on the starboard side.  The settee berths are over 6’ 5” and the v-berth 6’ 4” and the pilot berth is 6’ 3”. A pocket door provides privacy to the v-berth and head.  The plumbing in the head is new, and there is a holding tank.

There is shore power and both the 12 v DC panel and the AC panel are by Bluesea Systems.  The VHF is by Apelco, and there is a Kenwood media player with interior and cockpit speakers.

All around, this is great value in a Canadian built 30 footer and priced for a quick sale.

About the Goman Express

The Express 30 racer/cruiser was built by “Goman Yachts”, of Midland Ontario, from 1982 thru 1985. The boats design was by Steve Killing, who made his mark as part of the C&C design team in the 1970s.

The Express 30 probably has to be described as a good club racer with a definite accent on performance, that is also comfortable and functional as a weekend cruiser.

What makes it a great club racer are these performance, enhancing features:

It’s lighter than the average club racer/cruising boat in its size range

It has a fairly deep fin keel

A double-spreader mast which makes the rig narrower

A T-shape cockpit with seating that is nice on the but.

The Express 30 is very much a design which can double as a comfortable cruising boat. Some of these boats were built with an aft-head and a dinette arrangement opposite a full length settee/berth. Others have port and starboard settees and a folding table on the centerline, and a head located between the main cabin and the v-berth.

According to Steve Killing , the designer of the Express line of yachts, there were 10 of the low freeboard racing version, the 30M, built.

While Janey and I visited the Walt Disney Studio in Burbank last week we also decided to take a look at Case Study House #1. However, saying that the house in the photo above is the first Case Study House would be bending the truth a little. There is quite a history to the first Case Study House and its architect Julius Ralph Davidson.

Julius Ralph Davidson immigrated to the United States in 1923, working as a set designer for famed film director Cecil B. De Mille. He also began to design interiors, furniture and fixtures while remodeling homes. He also designed the famous Coconut Grove nightclub at the now demolished Ambassador Hotel, and in 1945 John Entenza, the editor of the magazine Arts and Architecture , invited him to design a home for the Case Study House Program.

The home designed for a hypothetical  “Mr. and Mrs. X” was published in a 1945 issue of Arts and Architecture , but never built. The original designed called for a two story house, but, as you can see, the home was built as a single story home.

The house also included extensive built-ins, highlighting Davidson’s experience designing fixtures and furniture. Some of the highlights include a built in shoe closet in the wife’s dressing room, reading lights and book shelves around the beds, as well as extensive storage in the living room for a radio, record player, television, books and home movies, which Davidson notes could be projected on the wall above the built-in piano.

The initial design also featured a separate bathroom/dressing room for the husband and wife so the could both get ready for work at the same time. There are also easy access to garage and kitchen from the master bedroom, and a built in desk (with custom designed ceiling and desk lamps) so someone could get work done in the morning.

Unfortunately despite publication and massive publicity a client was never found and the house went unbuilt. However in 1948 Davidson revised the design for a client and it was constructed in 1948, but by that point several other homes for the Case Study program had been built so the house we saw was neither the first designed or the first built despite being labeled #1.

The revised design for the house has many hallmarks of the original, extensive built-ins, privacy, indoor-outdoor living and room for entertaining. There is a small garden hidden behind the ivy covered wall in the front and another attached to the master bedroom. There is also a guest bedroom behind the garage and separated from the rest of the house by a covered outdoor eating area.

Launched in 1945 by John Entenza’s  Arts + Architecture  magazine, the Case Study House program commissioned architects to study, plan, design, and ultimately construct houses in anticipation of renewed building in the postwar years.

While the Case Study House program did not achieve its initial goals for mass production and affordability, it was responsible for some of Los Angeles’ most iconic and internationally recognized modern residences, such as the  Eames House (Case Study House #8)  by Charles and Ray Eames and the Pierre Koenig-designed  Stahl House (Case Study House #22) , famously photographed by Julius Shulman.

After a decade-long effort, L.A. Conservancy’s Modern Committee succeeded in listing ten Case Study residences on the National Register of Historic Places.

About This Issue

With an emphasis on experimentation, and a goal of promoting good, modern, affordable design for single-family homes, the program helped to disseminate the midcentury modern aesthetic through its thirty-five published plans. Of these, twenty-five houses and one apartment building were built in California and Arizona.

The program offered an unparalleled opportunity for commissions and publicity for established architects including Richard Neutra, J. R. Davidson, Sumner Spaulding, and William Wurster. It helped raise the profile of then-lesser-known designers including Craig Ellwood, A. Quincy Jones, Edward Killingsworth, Ralph Rapson, Eero Saarinen, and Raphael Soriano.

Our Position

On November 21, 2013, the  Los Angeles Conservancy Modern Committee was awarded a Governor’s Historic Preservation Award to recognize its work in nominating eleven Case Study Houses to the National Register of Historic Places.

Through the efforts of the Los Angeles Conservancy Modern Committee, eleven Case Study House residences in Los Angeles, San Diego, and Ventura counties are now recognized as nationally historic. Ten are officially listed in the National Register of Historic Places, and an eleventh was deemed eligible for listing.

Few of the Case Study Houses currently have preservation protections, and some have been demolished or significantly altered. This proactive step recognizes the eleven nominated homes and raises greater awareness about the Case Study House program while providing a historic context for future designation of the remaining eligible properties.

On May 1, 2013, the State Historical Resources Commission voted to recommend listing of ten Case Study Houses in the National Register of Historic Places.  These ten residences with certifying recommendations were submitted to the National Park Service for final review and listing by the Keeper of the National Trust.  They were formally listed on July 24, 2013.

An eleventh nominated residence, Case Study House #23A, was not formally listed because of owner objection, but it received a determination of eligibility for listing in the National Register. All eleven residences will be considered historic resources and will enjoy the same protections under the California Environmental Quality Act (CEQA).

Several Case Study Houses were not included in the nomination — if they’ve been altered or demolished, or for other reasons — but with this platform in place, it will be easier for other CSH homes to be nominated in the future.

Likewise, a few CSH houses, such as the  Eames House  (CSH #8), weren’t included because they’re already individually listed.

The Mid-Century Fairytale of LA’s Case Study Houses

It’s not often that we get to witness experiments in architecture while they’re in motion. Yet, that’s exactly the experience case study houses offer. Arts & Architecture magazine challenged notable architects to create affordable homes to address the U.S.’s residential housing boom. With World War II finally coming to an end, millions of soldiers were returning home to start families or pick up where they’d left off. The need for new housing was crucial. Arts & Architecture funded the experiment which ran just over two decades from 1945 until 1966. While one of the homes was built in Northern California and another in Phoenix, Arizona, most were erected in the Southern California region. Today, we take a closer look at this innovative moment in California’s housing history. 

The Mid-Century Fairytale of Case Study Houses

It’s safe to say that the project piqued the public’s curiosity, drawing over 350,000 visitors to the initial six houses revealed in 1948. But Arts & Architecture did what it could to bring the case study houses to the Americans who couldn’t make the pilgrimage themselves. 

The magazine regularly featured the completed homes in its pages, often supported by the keen eye of photographer Julius Shulman. Working in moody black-and-white, Shulman brought a classiness to his legendary shots of the forward-thinking domiciles. Furthermore, having specialized in architectural photography, Shulman fit naturally into the ambitious project. 

Of course, his photographs benefited from the otherworldly glamor of Southern California. Homes perched proudly atop Hollywood hilltops with the stars seeming to bow at their feet. Other times, the open promises of the Pacific Ocean lapped at the perimeter while palms kissed cloudless skies. 

In a world that had recently clawed itself out of the burned out crater of a devastating war, Arts & Architecture offered a “happily ever after” that was just sensible enough to believe. Soon, the case study houses became synonymous with the aesthetic of post-war Southern California. 

Seeking Protections for SoCal’s Case Study Houses

The completed case study houses haven’t always had an easy time over the resulting decades. Some owners remodeled homes beyond recognition. Others razed them altogether.

But in 2013, the Los Angeles Conservancy Modern Committee petitioned to include 11 of the homes in the national registry. These homes range throughout Southern California, from Ventura to San Diego, though most stand in the Greater Los Angeles area. 

Ultimately, the National Register of Historic Places accepted ten of these homes. The 11th would have made the list as well, but the private owner requested the home not appear on the official register. However, the California Environmental Quality Act (CEQA) has protected all 11 of these case study houses since July 24, 2013.

While the Los Angeles Conservancy Modern Committee nominated whatever case study houses they could, some didn’t make the list. They excluded extensively remodeled properties. Yet, the successful inclusion of the 11 petitioned properties paved the way to potentially include remodeled properties in the future. Additionally, the committee neglected to nominate other well-known case study homes, such as the Eames house, simply because they already appeared on the register. 

Of the 11 homes submitted for registry, eight stand in Los Angeles County. Two more are located in San Diego County and another in Ventura County. Perhaps we’ll review those at a later date in our Los Angeles Home Spotlight column. But for today, we’re going to focus on the Los Angeles County offerings to the registry.

10152 Toluca Lake Ave, Los Angeles

Architect: j.r. and greta davidson, year completed: 1948.

Don’t let the number system fool you. Case study house #1 was not the program’s first home to be constructed. Thus, we introduce the notoriously irrational numbering system of the case study program. Even the editor of Arts & Architecture admitted there’s little to no rhyme or reason to the numbers. 

J.R. Davidson, a force in the early days of California architecture, designed this home with the assistance of his wife, Greta. Efficiency was at the heart of the architecture as the Davidsons envisioned the busy lives of two working parents. Case study house #1 would allow working families more free time by keeping daily maintenance to a minimum. 

This case study abode also introduced a series of features that became hallmarks of the program including:

  • Open floor plan
  • Floor-to-ceiling windows
  • Keeping corridors to a minimum
  • Multi-purpose rooms
  • Garden access from all primary rooms
  • Standardized materials (ie. concrete, plywood, and industrial glass)

205 Chautauqua Blvd, Los Angeles

Architect: charles eames and eero saarinen, year completed: 1949.

Case study home #9 is popularly recognized as the Entenza House since it was built for Arts & Architecture ’s editor and publisher John Entenza. Designers Charles Eames and Eero Saarinen challenged themselves to offer a wealth of space with simple, minimalist construction. The home, built from a steel frame and covered in wood-paneling, overlooks the Pacific Ocean from a scenic hill in Pacific Palisades.

Architect: kemper nomland and kemper nomland, jr., year completed: 1947.

This tri-level structure would have existed regardless of the case study program. That’s because it wasn’t built in response to the program. Rather, it just happened to fit many of the ideals of the program including:

  • Utilization of contemporary materials
  • Employing modern building techniques
  • Affordable to working class Americans
  • Simple construction
  • Economic use of materials
  • Blending of indoor and outdoor features

So, how did this unrelated structure come to be case study house #10? Just two years into the case study program, Arts & Architecture were having trouble keeping a consistent pace. Without the completion of a new house on the horizon, they needed to find a way to keep the inertia. 

So, despite the fact that Kemper Nomland and son had already built the home without regard to the program, its symbiosis found it ripe for inclusion. The Nomlands used the home’s multi-level design to fit it to a Pasadena hillside. In 2017, it sold to comedian, actress, and Saturday Night Live alum Kristen Wiig.

Architect: craig ellwood, year completed: 1953.

The designer of case study home #16 (although that number changes depending on who you ask) was one of the most prolific in the program. So, it may come as a surprise that Craig Ellwood actually had no formal design instruction. Rather, he learned what he knew through his contracting work. It was enough to place his homes not once, not twice, but three times in the case study program. 

Sadly, two of Ellwood’s designs have been remodeled beyond recognition. Thus, case study home #16 is the only remainder we have of his unique vision in relation to the program. Ellwood was noted for his propensity to use industrial materials and techniques for residential purposes. 

But, as this home illustrates, he also had a gift for blending interiors and exteriors. This Bel Air home blurs the lines between the inside and outside by stretching inner walls beyond the outer walls.

199 Chautauqua Blvd, Los Angeles

Architect: rodney walker.

Pacific Palisades was a popular place for the case study program. Though it appears later on the list than home #8, home #18 (sometimes referred to as 18A) was the first to be completed in the area. Overlooking the tumultuous Pacific Ocean, the structure is built atop a cliff far away from the battering waves. It’s also positioned back from the cliff’s edge to reduce the roar of the sea. 

But perhaps the most notable feature of Rodney Walker’s contribution to the program is the fireplace. The floor-to-ceiling double-sided brick fireplace is shared by a living room on one side and an interior garden room on the other. Three neighboring homes, including the aforementioned #8, would join #18 in the case study program over the next few years.

Architect: conrad buff iii, calvin c. straub, and donald c. hensman, year completed: 1958.

While the majority of case study houses being built in the late 1950s employed steel, case study house #20 was crafted from a variety of natural woods. The design team from architectural firm Buff, Straub, and Hensman leveled a decaying estate in Altadena to bring their economical vision to life. The idea was to create a home for young parents who couldn’t afford more than the essentials. However, the home went to industrial designer Saul Bass and his biochemist wife Dr. Ruth Bass.

Pierre Konig was a regular contributor to the case study program with his steel framed take on residential living. It was a trend that never quite caught on, but not for his lack of trying. One of the most notable case study houses, the Stahl House (#22 for those counting at home), was a result of Koenig’s lust for steel. 

Case study house #21 was dreamt up as a model for efficient modern living with the possibility of mass production. But it was originally distinguished by a surrounding moat. The home was accessible via walkways at the front entry and carport. Though this property was extensively remodeled over the decades, Koenig returned to it in the 1990s to attempt to aid in its return to its original vision. 

Case Study House #22

Year completed: 1960.

Easily the most iconic of the case study homes on this list, case study house #22 is reserved for Koenig’s aforementioned Stahl House. It seems to float above the Greater Los Angeles area, kissing the interminable blue sky with the corners of its flat roof. To create this effect, Koenig employed the largest piece of glass available to commercial enterprises at the time. Furthermore, Koenig worked with the cliff’s edge site instead of against it to create a piece of LA history you can visit to this day. 

The Aftermath of the Case Study Program

While the case study program aimed to build 36 examples of modern living, builders never completed (or even started) several planned homes. For example, case study house #19 would have been erected in the San Francisco Bay area. On the other hand, home #27 wouldn’t have even been in California. It was marked to be constructed in Smoke Rise, New Jersey. 

The majority of LA’s remaining case study houses are private residences, yet two remain open to public tours. The Eames and Stahl Houses can be visited by scheduling a tour through their respective websites. 

Will we ever see another age of innovation like the case study houses commissioned by Arts & Architecture magazine? It’s hard to say, but we hope it doesn’t take us another war to get there.

The Case Study House Program produced some of the most iconic architectural projects of the 20th Century, but none more iconic than or as famous as the Stahl House, also known as Case Study House #22 by Pierre Koenig. The modern residence overlooks Los Angeles from the Hollywood Hills. It was completed in 1959 for Buck Stahl and his family.

Buck Stahl had envisioned a modernist glass and steel constructed house that offered panoramic views of Los Angeles when he originally purchased the land for the house in 1954 for $13,500. Stahl had originally begun to excavate and take on the duties of architect and contractor; it was not until 1957 when Stahl hired Pierre Koenig to take over the design of the family’s residence.

The two-bedroom, 2,200 square foot residence is a true testament to modernist architecture and the Case Study House Program.  The program was set in place by John Entenza and sponsored by the Arts & Architecture magazine.  The aim of the program was to introduce modernist principles into residential architecture, not only to advance the aesthetic, but to introduce new ways of life both in a stylistic sense and one that represented the lifestyles of the modern age.

Pierre Koenig was able to hone in on the vision of Buck Stahl and transform that vision into a modernist icon.  The glass and steel construction is understandably the most identifiable trait of architectural modernism, but it is the way in which Koenig organized the spatial layout of the house taking the public and private aspects of the house into great consideration.  As much as architectural modernism is associated with the materials and methods of construction, the juxtaposition of program and organization are important design principles that evoke utilitarian characteristics.

The house is “L” shaped in that the private and public sectors are completely separated save for a single hallway that connects the two wings.  Compositionally adjacent is the swimming pool that one must cross in order to get into the house; it is not only a spatial division of public and private but its serves as the interstitial space that one must pass through in order to experience the panoramic views.

The living space of the house is set back behind the pool and is the only part of the house that has a solid wall, which backs up to the carport and the street. The entire house is understood to be one large viewing box that captures amazing perspectives of the house, the landscape, and Los Angeles.

Oddly enough, the Stahl house was fairly unknown and unrecognized for its advancement of modern American residential architecture, until 1960 when Julius Shulman captured the pure architectural essence of the house.  It was the night shot of two women sitting in the living room overlooking the bright lights of the city of Los Angeles.

That photo put the Stahl House on the architectural radar as being an architectural gem hidden up in the Hollywood Hills.

The Stahl House is still one of the most visited and admired buildings today.  It has undergone many interior transformations, so you will not find the same iconic 1960s furniture, but the architecture, the view, and the experience still remain.  You can make reservations and a small fee with the Stahl family, and even get a tour with Buck Stahl’s wife, Carlotta, or better recognized as Mrs. Stahl.

LA's Most Famous House Finally Makes the National Register

The Case Study Houses have finally made the National Register of Historic Places (well, 11 of them have). The modest, modern, houses--built through an Arts & Architecture magazine program launched in 1945--helped establish Los Angeles as the American center of mid-century modern architecture (participants included Richard Neutra, Charles Eames, Pierre Koenig) and of mid-century futurist living (they were meant to be easily replicable, made with "new materials and new techniques in house construction," and were of course car-centric and single-family). The newly-landmarked include Pierre Koenig's Stahl House (aka CSH #22), which might just be the most famous house in Los Angeles, thanks to a photograph by Julius Shulman, along with the Entenza House in Pacific Palisades and Koenig's CSH #21 in the Hills. Here's a map guide to all the extant CSHes in the greater Los Angeles area.

The LA Conservancy's Modern Committee spent nearly a decade trying to get some of the CSHes recognized and last month the National Park Service officially listed 10 of the houses (see below); an eleventh "was determined eligible for listing but not formally listed due to owner objection," according to the Conservancy. And about time: "Few of the homes have actual protections against demolition or excessive alteration. Since the nomination process began eight years ago, Case Study House #16 designed by Rodney Walker has been completely demolished, and two others have been altered to the extent that they no longer meet the requirements for designation." Here's the full list of newly-protected houses (Some of the CSHes, including the Eames House in Pacific Palisades, were left off this landmarking because they're listed individually.):

10 Iconic Case Study Houses in Southern California

Architectural photographer Julius Shulman’s iconic image of Pierre Koenig’s 1960 modernist masterpiece, the Stahl House—also known as Case Study House #22—shows the Hollywood Hills residence overlooking the sprawling City of Angels. It turned the photogenic Stahl House into the virtual "poster child" for a series of homes centered around the greater Los Angeles area known as the Case Study Houses.

The homes in the Case Study House Program were built between 1945 and 1966 when Arts & Architecture magazine commissioned the major architects of the day to create inexpensive and replicable model homes to accommodate the housing boom in the United States caused by the flood of returning soldiers at the end of World War II. The resulting experiment in American home design involved many of the great architects of the day, such as Richard Neutra, Charles and Ray Eames, and Eero Saarinen—and had a major impact on modern residential architecture. 

Of the 36 houses and apartment buildings that were commissioned, only a couple dozen were built, with around 20 still standing today. Ten  were added to the National Register  in 2013. While most of the homes are still private residences, some—like the Eames and Stahl Houses—are open to the public for tours. Here are some of our favorite Case Study Houses, in no particular order.

The Stahl House (Case Study House #22)

Pierre Koenig’s Stahl House remains one of the most famous Case Study Houses, and one of L.A.’s best-known midcentury residences. In the years since it was completed in 1960, the Hollywood Hills home been featured in numerous films , fashion shoots, and advertising campaigns. (Renowned architectural photographer Julius Shulman’s iconic photos of the glass-and-steel house  are credited with helping to immortalize it.)

The Bailey House (Case Study House #21)

Lesser known than Stahl House, but equally representative of the Case Study House program vision, is Koenig’s Bailey House, also in the Hollywood Hills. Completed in 1959, the simple, flat-roofed, one-story box is built mostly of steel and glass. Koenig oriented it on a north/south axis to trap the sun’s warmth in the winter and screen it out during summer.

The Eames House (Case Study House #8)

Located in L.A.’s Pacific Palisades neighborhood, the Eames House is a landmark of midcentury-modern architecture. Constructed in 1949 by husband-and-wife team Charles and Ray Eames , the modular house consists of two glass-and-steel rectangular boxes: one served as their longtime residence, while the other was their studio. The facades are comprised of black-painted grids with different-sized glass inserts (clear, translucent, or wired), Cemesto panels , stucco, aluminum, and specially treated panels, some painted white or in primary colors that lend a Mondrian-style touch to the exterior.

The Bass House (Case Study House #20B)

The 1958 Bass House in Altadena, California, differs from other Case Study Houses of the late ’50s in that it was built primarily out of wood, instead of steel. Architectural firm Buff, Straub, and Hensman worked closely with the owners, renowned graphic illustrator Saul Bass and his wife, biochemist Dr. Ruth Bass, for the design of the post-and-beam construction. The architects were interested in the possibilities of wood as it pertained to mass production in home building.

Despite its numbering, this 1948 home designed by Julius Ralph Davidson was not the first to be completed as part the Case Study House program. (Davidson’s Case Study House #11, completed in 1946, actually won that distinction, but was later also unfortunately the first to be demolished.) The 2,000-square-foot residence, constructed on a gently sloping lot in L.A.’s Toluca Lake neighborhood, incorporates architectural elements that came to characterize the program, including floor-to-ceiling glass, a flat roof, an open floor plan, and multipurpose rooms.

This one-story, flat-roofed home was the first of three Case Study Houses designed by Craig Ellwood. The steel, glass, and concrete residence was completed in 1952 in L.A.’s Bel Air neighborhood. Today, it’s the only surviving, intact example of Ellwood’s designs for the program.

The Entenza House (Case Study House #9)

Designed by Charles Eames and Eero Saarinen and completed in 1949, the Entenza House is situated on a flat bluff in the Pacific Palisades overlooking the Pacific Ocean (adjacent to the Eames House). The modular home features a steel frame construction concealed with wood-paneled cladding.

The West House (Case Study House #18)

Rodney Walker’s West House, completed in 1948, was the first of four adjacent Case Study Houses on Chautauqua Boulevard in Pacific Palisades. The neighboring Case Study Houses #8, #9, and #20 were completed within the next two years. The 1,600-square-foot home takes full advantage of panoramic ocean views with floor-to-ceiling glass panels.

The Bailey House (Case Study House #20)

Built in 1948, the two-bedroom Bailey House marks the only Case Study House designed by Richard Neutra that was actually built. Working with limited square footage and a low budget, the architect employed a classic midcentury layout: open, with flexible living areas, and large, floor-to-ceiling glass sliding doors.

Case Study House #23A is the largest of three adjacent single-family residences that form the Triad in San Diego’s La Jolla neighborhood, completed in 1960. The three homes, designed by the architectural firm of Edward Killingsworth, Jules Brady, and Waugh Smith, were planned to be the pilot project for a large tract of houses, but only the Triad was ever built. The goal for the three homes was to design in a manner that created a close relationship between the houses, while still maintaining privacy.

Case Study House Series: House No. 1

The Case Study Houses were and are an illustration of modernism’s intended audience—the masses. These homes were intended to change the way we look at residential design and forever alter the way we live. Built or unfinished, preserved or lost, join us as we take a closer look at each of the iconic designs that carry the name “Case Study House.”

Case Study Houses 101

Looking ahead to a post-war building boom, the editor of Arts & Architecture magazine began an innovative program to create eight houses by eight nationally known architects—including Richard Neutra, Eero Saarinen, and Charles Eames—each to address a specific living problem.

Without the restrictions of war, designs were to be focused on new materials and construction techniques for these so-called “contemporary dwelling units”. Though not all the houses were built, the program spanned from 1945-1966, and included 36 designs located mainly in the Southern California area. With the intent to be accessible for the average family, the houses were designated a budget (subject to price fluctuation), and had to be easily duplicated.

Meet House #1

The plans for Case Study House #1 were announced in the 1945 February/March issue, with architect Julius Ralph (J.R.) Davidson providing a possible living solution for a busy “Mr. and Mrs. X” with a growingly independent daughter and frequently visiting mother-in-law. Davidson proposed that their optimal living environment would be solved with the key elements of efficiency, privacy and separation, inside-outside living, and ample areas for both storage and entertainment.

Placing the two-story house diagonally across the lot allowed maximum sun exposure and helped to determine the long rectangular shape. To increase space and efficiency for Mr. and Mrs. X, Davidson utilized many built-in features, not just for storage but also for lighting, electronics, and even a piano! A fun detail was an in-home “silver-screen” for movie viewing that slips behind the piano when not in use.

Coming to Fruition

While the first version was never built, a “restudy and new solution” for Case Study House #1—though this time it was technically ninth in the series—was presented in the 1948 May issue and completed that year.

Still standing today in the Toluca Lake neighborhood of North Hollywood, California, the 2,000-square foot house follows certain themes from the 1945 model including the open floor plan conducive to indoor-outdoor living, and the many built-in features. The diagonal placement to maximize sun exposure was kept, however the final design was only one story.

To utilize those California sun rays, floor to ceiling sliding glass doors were used throughout the house and casement clerestory windows were put in the bathrooms. Also echoed in both plans are minimum maintenance, the abundance of light and air, and privacy. Still under one roof, the guest quarters are separated by an outdoor passage and eating area to achieve the feel of a separate living space. Sectioned off from the main garden by a high fence, a private garden area is located just outside the master aedroom for maximum privacy.

“The structure is standard wood frame on a reinforced foundation with water-proofed reinforced concrete slab floor. Exterior is of the new aluminum siding,” the original 1948 publication states. The flooring somewhat mimics the 1945 plan with carpeting used in the living areas and bedrooms while asphalt tile covers the bathrooms, laundry, and kitchen areas. Other special features were the use of “all-gas” equipment and the utilization of Formica to cover working surfaces throughout the house.

Case Study House #1 Today

In 2013, the house was formally recognized on the National Register of Historic Places along with nine other Case Study Houses. On the registration form, the LA Conservancy states, “The house is essentially original and unmodified with the sole exception being the addition of a small music studio behind the garage that is not visible from the street.”

Case Study Houses. When the magazine Arts and Architecture launched the Case Study House Program in 1945, Davidson's CSH #1 was the first one published. Initially planned as a two-story house very similar to the Thomas Mann House, it was later built as CSH #11 in a completely new design as a one-story house on South Barrington Drive in Brentwood.

The case study house program was an experimental program set up by John Entenza through Arts and Architecture Magazine, that facilitated the design, construction and publishing of modern single-family homes.
